A transformational investment for the region’s future
The Government’s £500 million investment in the Oxford to Cambridge corridor is a major step towards unlocking the region’s full
I have practised as a commercial property solicitor in Cambridge since moving here on qualification in 2007. I previously headed up the commercial property team of an international law firm in Cambridge, before joining Tees in September 2023 in a similar role. My years of experience advising clients in the Cambridge area means that I have a deep understanding of the interplay of issues affecting property transactions in this location.
I act for a wide range of clients, including large corporations, owner-managed businesses and start-ups, Cambridge Colleges and other educational establishments, developers, and lending institutions, on both investment and development financing.
I am pragmatic and personable in my approach.
I am recognised by the Legal 500 as a “Leading Individual” for commercial property in Cambridge.

Sarah Coates has a thoughtful approach and the ability to make complex legal matters feel manageable. Her deep understanding of commercial property law is complemented by a genuine commitment to client success, ensuring that every transaction is handled with care, precision, and strategic foresight.

“Sarah Coates was the lead person advising us. I found Sarah to be expert in guiding us with regards the legal requirements to dispose of property as well as being very helpful through the process, not least when issues arose. Sarah was very helpful in providing advice to us about how to negotiate this pragmatically with the buyer.” Legal 500 UK, 2026, East Anglia – Real Estate – Commercial property: Cambridge
