What we achieved

  • Completed the purchase of an unregistered lakeside property.
  • Carried out detailed investigations to establish a clear legal title.
  • Reviewed historic title deeds and supporting documents to identify and manage legal risks.
  • Kept the transaction on track with clear advice and regular communication throughout.
  • Enabled our client to move forward with plans for a holiday let in a property with both personal and commercial value.

The challenge

Our client wanted to purchase an unregistered property in a lakeside location in Thorpeness, Leiston. The intention would be to use it as a holiday let. The purchase was driven by a long-standing family connection to the Suffolk area. This made it both a commercial investment and a property of personal significance.

The land had never been registered with HM Land Registry. Therfore, the transaction required additional investigation and careful review of the property’s historic title documents to establish ownership and ensure a clear legal title.

Our approach

We carried out detailed due diligence on the unregistered title, reviewing historic deeds and supporting documentation to confirm ownership and identify any issues that could affect the purchase or future use of the property.

Throughout the transaction, we kept the client informed at every stage, ensuring they understood the additional steps involved while keeping the purchase on track.

The outcome

The purchase completed successfully, giving our client the confidence to move forward with their plans to create a holiday let in a location that held both personal and commercial value.
