From standstill to conveyancing completion in just over a month

When a medical professional, referred to us by a trusted contact, reached out in the middle of summer 2025, they were two months into a stalled conveyancing process. There seemed to be some outstanding legal issues, but they could not extract any meaningful update or explanation from the appointed lawyers and with no tangible signs of progress being made, the entire chain risked collapse.

The challenge

Everyone involved, from the buyer’s solicitor, the estate agents and the client themselves, had spent weeks chasing for updates, but progress seemed non-existent. By the time they contacted Tees, the client was extremely anxious that delays would force their buyer to walk away and their own purchase to fall through.

Our response

We took the case on immediately after receiving all the facts and set to work. We knew the risks of further delay, so our focus was on rapid progress. Our conveyancing specialists reviewed the technical issues that had been blocking the transaction and gave clear, practical advice on how to resolve them.

We coordinated directly with the buyer’s solicitor, the estate agents on both sides and the seller’s solicitor to keep communication flowing. By setting out clear next steps for all parties and addressing queries without delay, we restored confidence in the process and rebuilt the momentum that had been lost.

The outcome

Less than a month after the client’s initial contact, contracts were exchanged — a deadline that had once felt impossible. Completion followed smoothly shortly afterwards.

For our client, the turnaround was transformative. What had begun as a deeply frustrating and stressful experience ended with them moving into a new home on time, with the sale intact.
