 The challenge

Our client was selling an exceptional coastal property in Poole valued at approximately £15 million. We had acted on the original purchase several years earlier, giving us an in-depth understanding of the property, its history and the legal issues that could influence the sale.

The estate was more complex than a standard residential transaction.

Alongside the main residence, it included caretaker accommodation, multiple outbuildings and a private jetty extending into Crown Estate-owned waters. The sale therefore required careful management of several interconnected legal matters to ensure the transaction progressed without unnecessary delays.

Our approach

Having advised the client on the original acquisition, we were able to anticipate many of the issues that would arise and deal with them proactively.

A key aspect of the transaction was the private jetty. As the structure was subject to a licence with The Crown Estate, we worked closely with The Crown Estate’s legal team to manage the licence requirements and ensure they aligned with the sale. This involved detailed negotiations and careful coordination with all parties involved.

At the same time, we oversaw every aspect of the wider conveyancing transaction, including the various buildings forming part of the estate. By maintaining clear communication between the buyer’s advisers, external stakeholders and our client, we kept the transaction moving while protecting the client’s interests throughout.

The outcome

The sale completed successfully, with the legal complexities surrounding the jetty licence and the wider estate managed efficiently alongside the conveyancing process.

Because we had acted for the client on both the purchase and subsequent sale, we were able to provide continuity of advice and a detailed understanding of the property’s legal history. This helped streamline the transaction and gave the client confidence that every aspect of the sale was being managed by a team that already knew the property inside out.
