Our Real Estate team recently advised a landowner client on the unconditional sale of a house and land in Wickford, Essex. The buyer was residential developer, Bellway. The transaction was completed for £4.5 million and was sold with the benefit of outline planning permission to construct 49 new homes.
The planning consent had been secured by the client, with support from a promoter, after a process that began in 2012. Our team worked closely with the landowner and promoter throughout this long-term project, helping guide the legal strategy from early promotion through to the final sale.
By combining their experience in strategic land transactions, development work and property sales, the team ensured the deal progressed smoothly despite its complexity and long history.
Managing a complex transaction
The transaction involved several complex elements that required careful coordination and clear communication, including advising on the purchase of a new home that needed to complete at the same time as the sale of the house and land to Bellway.
