At Tees, we understand that our clients often balance their professional and personal lives alongside the conveyancing process, which can put families under real pressure. This case study demonstrates how our residential property team acted promptly to secure a completion timeline, providing our clients with the certainty they needed to plan their move with confidence.

The challenge

When a medical consultant relocating to Cambridge approached us in the Spring, they needed to move quickly. A new role at the hospital was due to start several months later, but their children required a primary school place and the national offer deadline to secure one was fast approaching. The family wanted to be settled in well before September 2025. Timing was critical.

Our clients had found the right home; a detached house on the edge of a village south of the city, with views over paddocks. Now they needed the conveyancing process to be accelerated.

Our response

That’s where our conveyancing team stepped in. Acting swiftly, we investigated the property’s history of alterations, addressed any potential risks and ensured the contract process could move forward without delay. Within just six weeks of instruction, contracts were exchanged, well ahead of the national average.

The outcome

Completion took place later in the summer, exactly as planned. The family are now happily settled, less than half a mile from the village school, and within an easy commute to the hospital.

By taking ownership and keeping the process on track, we gave our clients certainty and peace of mind. With contracts secured early, they had the breathing space to focus on their new life in Cambridge, confident that their move was guaranteed.
